Current Business:
President: Dan Orr asked Secretary Jerry Mefford to take the roll of all officers on the Zoom meeting. All officers were in attendance except for two, as noted above. Dan reported that the there was a Board Meeting June 6, 2023. In the meeting the Board discussed that the southside HOA fence facing the school is in terrible shape. Two house’s fences just East of Teagen Drive have just had their fence replaced by Apex Fence in the amount of $22,420.10. We were going to wait until later in the year or next year to complete the remainder of the fence farther East to Agate Drive; but due to the increased wear and tear, the Board decided to go ahead with replacement of it. The fence company will be back the first part of August to finish the fence to Agate for a charge of $59,860.00. The fence company will hold off on staining until the entire fence is complete for a consistent look and color plus this will be most economical.
The awning over the pool chairs area was in bad need of replacement and this was replaced for $2,150.00.
Even though we got the pumps replaced, all the lotions, band aids, toys, cups, and debris etc. gets into the filters so the pump cannot keep up with the filtration due to large number of bathers. Cassie will be regularly checking PH levels and if out of the norm, then we will have to close pool until it gets back in range. We have a great pool guy and we will do a heavy shock twice per week so that the pool is properly maintained for best use practices for our residents. Dan stated that our pool contains 86,000 gallons and that we want it to be safe for the residents; so, if we close it, it is for the residents’ safety.
There have been Issues noted by residents with grass in the playground and some confusion with whether the mowing company should be spraying for weeds. They primarily are for mowing and don’t go into the wooded areas to mow and spray for weeds. We do however have some ideas in works for spraying weeds.
Basketball goals have to be left up and locked at the 10’ level. When they are lowered down kids like to hang on them which breaks the backboard and those cost about $2,000.00 to replace. The original nets put up on the basketball goals have been stolen. Also Matt have installed the soccer nets on the goals. These will likely last a season and need to be replaced. Please take care of these and do not let kids hang on them.
Dan reminded the participants that we aren’t a police service for legal issues. We won’t be involved in civil matters. The HOA Board is entirely a volunteer service and cannot do anything and get involved. Please be neighborly to each other.
Fireworks…many residents received letters for firing off fireworks. Please be respectful of neighbors. Krystal stated that the HOA Board should not condone these since they are illegal. Dan stated that while illegal we as an HOA Board cannot regulate or enforce who shoots them off and who doesn’t. But if you are one shooting them off, be respectful and clean up the trash in the streets and in yards where the debris goes.
If your yard is overgrown, please mow it.
HOA dues are how we get money for the residents who live here in StoneRidge Farms. When people don’t pay their dues it hurts all of us. They are due in January of each year. The HOA Board doesn’t manage the dues; they go to a management company. Treasurer Margie reinforced the need for folks to pay their dues. Resident Heather reminded everyone that dues need to be paid even though you don’t use the pool, as having these facilities in the HOA increases the value of our homes.
Dan also stated that the StoneRidge Facebook site isn’t the place to be ugly with comments. Admins have the authority to remove people and delete comments. Threats and ugly comments are not acceptable in our neighborhood and will not be tolerated.
The HOA Board is aware that right now, the landscape looks like crap. The fence line that backs up to Kamber is very weedy and Britt will be talking to the mowing company to keep the area mowed and clean. The excessive amount of rain has prevented them from getting their normal work done and schedule kept. Hopefully that area will be cleaned back up soon as weather allows. Dan spoke with him today about this issue.
Dan warned residents that if you or your kids see snakes, do not mess with them. Leave them alone. We have heard that there were quite a few across from the pond in the open area where there’s a grove of trees. Copperheads were reported and these are poisonous and dangerous. Also, remember when going into the woods, that we do not spray for ticks.
The HOA Board occasionally gets emails about making changes to your house. If making major changes to your house you must pull a permit. If you want to put up a shed, provide a drawing, with a description of how it is to be roofed and shingled, and with the requirement of a color match to your house. The HOA doesn’t have a problem with sheds but you must limit their size.
The HOA Board has also been looking into better cameras for the pool area and are talking about upgrading those and sound system. This would enable the Board to see more areas around the pool and basketball courts. The company that sells these cameras has been contacted and we are waiting on pricing.
Another project in the works is to consider upgrading the cabana, floors, lighting, walls, etc. with a possible remodel. This is to be determined depending on cost and timing.
Matt Ives will be taking care of the maintenance issues in the HOA.
Cassie Gust is over the pool and has been added to the HOA Board.
Resident Anais asked how we can find out who the Board members are. Rebekka mentioned that the list is on the HOA website, www.stoneridgefarmshoa.com .
Dan made another statement regarding dues….previously you had to be $1,000 in arrears before getting a letter from the management company. This amount has been lowered to $800.00 before you get a letter. Please contact Dan or the management company and set up a payment plan if you need help and an extension to pay them. It takes a while to get a lien put on your home but can be done if necessary.
Vice President: Not in attendance.
Treasurer: Margie says that we are not down that much in expenses at this point in the year. We have received almost $20,000 from homeowners in dues. We are currently owed $16,000 in past due HOA dues. Major current and upcoming costs are mowing, landscape and the pool.
Total balances in HOA savings and checking equal $237,570.00. This does not account for the $22,000 just spent on the new fencing that has gone up at Teagen and Memorial and future expenses in August will include around $59,000.00 for the new fencing all the way to Agate Drive.
Secretary: Nothing to report
Pool: Cassie reported that there are lots more people in neighborhood now that it is finished therefore, much more use of the pool. This is requiring more maintenance we will go to 5 days per week. We had done maintenance 3 days per week but have found that it was not enough. The Board is looking at alternative solutions as next steps about how to care for the pool. The size of the pool is not made for size of our community. The HOA Board is taking a look at long term solutions for cleaning and accessibility for best use. Dan stated that we must include resurfacing of both pools in next year’s budget. It needs to be done about every 5-7 years, so it is due. This will be done when the pool is closed for the year.
Cabana: Linda ordered 100 more fobs for the pool. Reminder that If you lose your pool access fob, it costs $20 to replace and program.
Landscape: Britt reported that there is not a lot going on. The frequent rains have made it difficult to get into areas that need to be mowed. The work on the flower beds at the entrances will be starting since the fence project section has been completed.
Social: Blandy stated that the next movie night is this Friday. Other upcoming events include an August 11th back to school night/party similar to what we held at the beginning of summer. After that, the next big event is Halloween. Check the Facebook page under “Events” for these.
Maintenance: Matt Ives is now taking care of maintenance issues in and around the HOA grounds.
Violations: Since our last meeting, there have been two violations for debris and one for trash in front yard. We have a limit of five violations per month allowed by management company before we are charged for sending out letters. Ashley recommends downloading the OKC Connect app for future resident reports or contacting the Action Center. They are pretty quick to respond and will warn residents to mow tall grass and correct code violations.

Resident Questions/Comments: Simonne mentioned that if a pool committee is put together, that she would be interested in being on it.
iPhone – Can you share what land was recently deeded? Britt answered: from the large pond on 143rd all the way to the West and South has been deeded to us. This resident also asked for an update on the Habitat for Humanity neighborhood. Dan stated that he is not sure when they are to start building. Dan also stated that the tall weeds on the north side of the neighborhood are not ours so they are out of our control regarding mowing or taking care of them at this point.
Also, regarding ownership of property in the HOA, the Southeast corner does not belong to us. We are not sure who owns it. The little pond on Drake’s Way is under the purview of the Corps of Engineers and Montana is working to see what we can and cannot do around it to clean up debris and tree branches around it.
