Board Meeting Minutes for April 2008

Board Members Present:
Mike Finley,, Lisa Riggs,Nick Samarripas, Sid Helms, Jason Padgham, Don Finley, Ryan Stewart

Board Members Not Present:
Kaycee Valencia, Brian Melton

Meeting called to order.

Review of May 2008 Minutes:

Nick Samarripas motions for approval of minutes, Lisa Riggs seconds the motion, all in favor.

Motion passed

Management Reports:

Sid Helms motions for approval of report, Mike Finley seconds the motion, all in favor.

Committee Reports:

Social-

Pool-
Mike Finley advises that the pool will be closed on Mondays for maintenance, also stating that each trip charge for the pool company is $35. Also, advised that to hire a lifeguard at this time is $10,000 per summer season and work hours of guards to not cover the time that the neighborhood pool is open. Pools tags will cost $10 per tag lost to reorder. Also, pool company had to drain and acid wash the pool again for this opening season due to unexpected debris and such. But, it is anticipated that once the lots are completed on the South side of the facility that it will help with eliminating a lot of the debris in general and dirt as well. A cleaning company was contacted in regards to the sanitation of the bathrooms in the cabana. Found cost was to be $65-$75 per visit. Emily Finley does conduct janitorial services and will charge only $20 per visit. Motion to hire Ms. Finley made by Sid Helms, Seconded by Lisa Riggs, all in favor. Motion passed. Need to obtain “No Lifeguard on duty, Swim at your own risk” sign, as well as”No Smoking” signs and perhaps obtain or make a sign that states “Alcoholic beverages need to be kept in discreet containers”.

Grounds Maintenance-
Don Finley reporting that the sprinkler system in not working properly and water should be turned off until fixed (will obtain quotes for repair). Also, will obtain pricing on for more plants for entry/common areas. ”

Welcoming-
Lisa Riggs advised that 1 new homeowner has moved in and no packet has yet been distributed.

Violations-
Board member Brian Melton resigns. Motion to approve resignation by Lisa Riggs, seconded by Nick Samarripas, All in favor. Motion Passed. Sid Helms advises that the previous violation of the dresser on front porch was taken care of on big trash pick up day after notification. Motion made for Sid Helms to be the new director of violations by Mike Finley, seconded by Lisa Riggs, All in favor. Motion Passed.

Newsletter-
After garage sale have a pick up at cabana for “Disabled Veterans Foundation”, items should be placed in the parking lot, pictures should be taken and inventoried by each individual homeowner leaving property they can not or do not want to sell, as HOA is not responsible for items taken by persons not with said foundation. Pool hours and every Monday’s closings will be listed in the newsletter, as well as the 4th of July Social.

New Business:
Sid Helms will be checking with the Red Cross about conducting CPR classes at cabana and charges, if any, that may apply. Also, to be researched, are swim lessons that can be held at the pool and the charges that will apply per session.

The Certified Letter that was sent to developer John Alexander in regards to the homes to be built under the square footage allowance was marked “REFUSED” and returned to Mike Finley.

Open Discussion:
Ryan Aller is present and comes before the board to propose his website that he has generated for the Stone Ridge Farms community. At a cost of $35 per month or $350 per year the website will be updated regularly with postings of board meetings as well as the meeting minutes, current neighborhood covenants & restrictions, online neighborhood directory, view neighborhood events, photo galleries, community postings, homes for sale, current & outstanding homeowner accounts, calendar for the cabana, online voting polls, as well as document archiving and search capabilities will be provided.

Mr. Aller is asked to generate a proposal and contract. Concerns expressed over website and domain rights being the possession of the Stone Ridge Farms HOA and during which time liability will be held to Mr. Aller for the website contents.
