Stoneridge Farms Neighborhood Closed HOA Meeting

March 22, 2021

Current Business:

President/Vice President

Vice President

  • Nothing new to present.  Nothing new on Habitat for Humanity

Treasurer

  • Sent out preliminarybudget to board members. Budget did not include anything “extra”. Brian suggested moving $30,000 over to savings. This was voted on and passed.
  • Discussion arose about the amount of projects that we are looking into; cabana floor replacement and general updating, pool maintenance, grounds/landscaping, and the fence among other possible projects. Brian stated the point that we may have to prioritize and choose which projects we do for this year so as not to run out of funds.

Secretary

  • Nothing to report.

Pool

  • Board voted on and approved using John at the previous meeting. He is working on getting his license renewed, there is a backlog due to COVID. 
  • Board brought up discussion of cleaning days. Last year, NW Pool Supply recommended being closed Monday completely rather than just opening the pool late. This may help keep the pool more clean aesthetically. ****Vote taken on three days for pool cleaning to occur.  Approved.  No opposed.  ***** Thane will change the pool key system to not allow access on Monday.
  • The pool gates are not locking properly.  Thane mentioned that the gates aren’t lining up properly either. Brandon mentioned that weld broke on support brace at bottom of the gate so we need to get it repaired.  Will begin looking for companies to get a quote on fixing/replacing gate.

Cabana

  • There are numerous lights out that need to be replaced.  Might be worth getting LEDs as they would be more durable and efficient.  The bezels, in many if not all the fixtures, need replacing as well.
  • Thane has found a new supplier for pool key fobs. Also been working on cleaning up old data from the system.
  • Thane has available the various choices for colors for flooring and is awaiting the board to select one for an accurate quote.  He did state that the vendor said that vinyl laminate will be just as slippery as current floor.  The vendor recommends a safe floor with a no slide surface but will be more costly. 
  • All going good with website and bookings are picking up for the cabana.
  • Rebekka reported quote from Blue Line Defender for ants around pool.  $85.00 first treatment, $80.00 every three months after that. ****Board voted on using Blue Line Defender for pest control at the cabana. Approved, no opposed.****

Landscape

  • Misty has received a quote for landscaping maintenance from William’s Lawn Care. $3,175.00 for the initial cleanup. April maintenance and spring flowers – $695.00.  May through September maintenance/week control – $465.00/month along with the cabana.  October $695.00 for maintenance and fall flowers.  Remove and replace dead tree on Morgan, $430.00.
  • Brian just received a quote and this will need to be reviewed.
  • The board will review all of the quotes once received and vote.

Social

  • The annual Easter egg hunt will be held on April 3rd.  The HOA will be providing donuts and the Easter eggs for the hunts. The Easter Bunny will be attending as well. Jerry asked about volunteers for the event and if they are lined up.  Misty said that they are getting some high school kids that need to do service work to handle some of this.  Workers will be handing out donuts at the event to limit touching.  There will be three sections of eggs to do for kids, simultaneously in the field on that Saturday. 
  • Yard of the month will begin in April.

Violations

  • Still only getting “in transit” on certified letter to home on Korbyn in regards to a violation.  Discussion regarding getting notification to resident in violation was done with the possibility of two people delivering the letter in person with one delivering it and the other taking a video as evidence that it was delivered.

Resident Questions:

  • Resident Rich Wood sent in a question regarding the condition of Morgan Road.  Rebekka discussed and read recent Facebook post regarding Morgan Road and condition.  There’s nothing the HOA can do as this is a county issue.  Recommended for many to contact Representative Stonecipher at the number listed on the signs seen on Morgan rd.
  • Next StoneRidge Farms HOA meeting will be on Monday, April 19, 2021 at 6:30pm via Zoom.
