StoneRidge Farms HOA Board of Directors
Minutes for Regular meeting on November 28, 2007
Held at SRF Pool House- 4:00 PM
Board members present: Jack Beall, Mike Finley, Nick Samarripas, Don Finley, Adam Edwards, Jason Padgham, and Kaycee Valencia.
Newly elected board members present: Sid Helms and Ryan Stewart.
Meeting called to order.
Jack reports that money from the insurance claim for damages to pool awnings caused by the storms has been received. The new awnings have been received and installed. Mike reports that the new pool covers have also been installed. Discussion regarding the 2007 pool expenses exceeding budget mostly due to pool covers. Savings were expected with covers and pool wall life increased by not having to acid wash walls.
Adam reports no violations to be discussed at this time. The high grass on Korbyn Drive has been mowed.
No minutes for October meeting to be approved because there was no meeting. Nick took notes for the November 8th annual meeting and those minutes were not ready at this time.
Jack and Nick report that, as of Friday November 16, 2007, there was approximately $7600 in the bank. An estimated $7400 of which is from prepaid HOA dues. All bills are paid through the month of November.
Maintenance discussion: Pre-emergence has applied to common areas. Discussion of watering one more day per week. Also, watering just the flower beds during winter months as well.
December meeting is to be among available members to work up 2008 budget.
Nick makes motion to accept the resignation of board member and Secretary Rebecca Bishop. Kaycee seconds motion. Unanimous vote in favor.
Discussion regarding Army Corp of Engineers posted letter. The letter discussed the Developer filling in a pond and creek run-offs in the north, west and south of the pond located at the end of NW 140th behind Korbyn Drive. It was recommended that we get at least one board member involved in this situation as it could create more of a flood hazard.
Home sale discussion:
The Tabor model home has been sold for some time and no dues have been received. A dues check was returned unpaid by the bank from a different Tabor sale. The Dan Powell house on Korbyn has been occupied but not closed on and no dues have been paid on that property. There was discussion about billing Mr. Powell for the HOA dues on that property.
Motion was made by Mike to have the newly elected board members start at this time and not wait until the beginning of the year. New board members would remain in effect until December 31, 2007. The motion was seconded by Jason and unanimous vote in favor by the present board members.
Discussion initiated by resident, Vince Eitzen, with regards to placing a basketball goal at the end of the parking lot for now. He also requested placing top soil on the area west of the pool and get all residents to help shovel and level that area. Discussion ensued about the safety and possible nuisance of the goal in the parking lot. Ryan recommended a small concrete slab be poured west of the pool for the goal. It was also recommended that residents pour their “seeded” grass clippings in that field to possibly aid in grass growth.
A motion to adjourn was offered by Don. Motion seconded by Mike and voted unanimously in favor of by the board members present.
