Stoneridge Farms Neighborhood Zoom HOA Meeting

July 19, 2021

Current Business:

President/Vice President:

-President Rebekka Bunnell opened the meeting with a welcome to all. 

-Garage sale August 13-15th.  Recommend setting out small signs and getting permits from the city.

Vice President

-No update. 

Treasurer

-Brian presented the numbers for the month.

Homeowners Past Due Balance-$7851.51

Income for June $$2770.53

Expenses $12,613.89

            -Pool/Clubhouse-$7,116.96

            -Turfmaster(mowing)-$2,200.00

            -Utilities-$2,436.13

Checking $108,657.29

Savings $60,032.72

-Brian discussed the current numbers will be tight the rest of the year.  Once property is deeded to us in 2022 may have to ask for an increase in dues or get rid of early payment to cover an increase in mowing costs.  Any type of large expenditure could use up the savings account quickly (cabana update, fence replacement, etc.).  Brian will ask Stacy for some average costs for projections. 

-Erica recommended that if a vote is needed this year, that we place a statement in the bylaws to place a raise in rates each year based on CPI or some rate similar. 

Secretary

-Resident brought poop containers to Jerry’s attention.  It’s a great idea in theory but in reality, questions arose as to who would keep it cleaned out, in whose yard would it be placed, how many would we need, etc.

Pool

-Brandon discovered glass in pool was due to a kid throwing goggles on pool deck and glass went into the pool.  John vacuumed pool well.  Just a fluke that someone stepped on it.  Had an additional $75 fee for more cleaning by pool guy, John.

-First aid kit in one bathroom was torn apart and Band-Aids thrown in pool.  Comes down to parental responsibility.  Rebekka stated we’ll need to restock the first aid kit.

-Pool closing tentative dates a couple of days after Labor Day.  Erica recommended Monday, September 13, with Sunday 12th, as the final day of pool season.  Rebekka called for a vote and Board approved September 12th as final date this year.

-If problems keep arising at the pool from misconduct, we may have to look at hiring a lifeguard which would be quite expensive.

Cabana

-Thane unable to attend.  Quote for light covers, checking timers and outdoor lights.  Music up and running.

-A former resident contacted the HOA asking if they could give their old key to the new resident. We have requested they send the key to the HOA and we will get a key to the new resident.

Welcoming

–Seven new residents.

Landscape

-Erica reported flower beds updated last week at same time as mowing.  Hunter’s landscape people and Jason’s mowing people trimmed bushes away from exits for the HOA. 

-Sprinkler system issues have been resolved. 

-Trash can on playground – request for one.  Portable and industrial.  $500 for a can and shipping 3-4 weeks.  Just under $1,000 for shipping and the can.  ($954.00) This cost doesn’t include mounting on the playground.  Two concrete companies bid out for concrete to set garbage cans.

-Rebekka saw that flowers in beds were sparing and there are areas lacking mulch coverage, not trimming dead bushes, etc.  Hunter to come out and meet with her and will let Erica know when he’s coming so she can accompany him. 

-Re-mulching of playground area with wood and rubber chips is needed.  Rubber chips have been flung around and there is a lot of grass showing.  In the next few months, we want to get a bid out for rubber mulch and spreading it. 

-Heather mentioned the dead tree at the entrance and might have had to do with sprinkler head issue.  Erica says Hunter says tree looks like alive and desperate need of watering.

Social

-Had to cancel movie night due to lightning.  Have another coming in August.  Coming up with a time when all can be there to assist.  Discussing options for this.

Violations

-Sent letter for mowing issue at a resident.

Resident Questions:  None.
