Stoneridge Farms Neighborhood Zoom HOA Meeting

August 16, 2021

Current Business:

President:

-Rebekka called the meeting to order. 

-Brian gave a Habitat for Humanity update regarding the property to the immediate north of StoneRidge Farms.  Our attorney has informed us that he was contacted by Habitat for Humanity. They plan on re starting the process to rezone the land to the north of the neighborhood to get it zoned for residential/PUD. The previous hold u was that the infrastructure is lacking to support another completed neighborhood. They believe that since the city has announced that Morgan rd will be resurfaced this year, that that should be sufficient.

Connectivity through our neighborhood was the big thing we all are trying to avoid. It is best if both Habitat and us went to the city to request no connectivity but Habitat said that have no plans to fight us but do not want to put the time and energy in to helping stop connectivity either. Our attorney is looking at the possibility of vacating the stump. Brian and Rebekka went to the area of the neighborhood where the connectivity would occur and spoke to the residents over there to get contact information in case our attorney needed it. If our attorney believes this is a possibility that would work, we will send letters out to get impact statements and contact information for residents that would be impacted by the connectivity.

We will keep the neighborhood updated when new information comes up.

-Welcome letter needs updated due to a mistake in wording about parking and Thane has agreed to do that.  He will correct the “no parking on the street” to what the bylaws state, which is,” No overnight parking on the street.” 

Vice President: Not in attendance.

Treasurer:

-Updated homeowner balance is $6,561.68. We have 1 resident over $900 but it is in foreclosure.

– Income for July was $2,227.06.

-Expenses for July $10,042.78.

            – Pool/Clubhouse- $1564.81

            -Turfmaster (mowing) – $2200.00

            -Utilities- $2613.75

            -Sprinkler Repairs- $2701.75

-Checking- $102,610.50

-Savings-$60,032.72

Secretary: Nothing to report

Pool: 

Last month we completely drained the large pool due to an algae bloom, since we couldn’t get the chemicals to treat it.  Additionally, we had to replace the small pool pump which cost approximately $500.00-$600.00. We can anticipate the small pool pump lasting about 8 years and 3 years on the large pool pump which was just replaced this year. Brandon added that we need to look at possibly resurfacing the large pool as it has been 3 years and it started to look worn.  The cost is about $10,000 so we need to start budgeting for this cost

-Brian mentioned that the seasonal tarp will need replacing in a year or two as it is getting worn from the sun. 

Cabana:

Thane reported that the light fixtures in cabana needed the diffusers replaced.  The cost to replace them will be about $350.00.  The timing switches for the outside lights need to be replaced and the outside lights need to be checked. 

– The company that was approved to do the new pool signs has finished moving and is ready to begin on our signs.

Landscape:

-We are having problems with our current landscaping maintenance company.  It was over a month since the last time they came out and when they did make it out for August, the work was not fully completed. We are looking to find a replacement company for landscaping as this has been the 3rd time there was an issue with no resolvance.

-Jason and his team mowed and trimmed trees along Memorial.  It was found that a concrete company dumped concrete scrap behind a house on Drakes Way. The resident is being contacted so the concrete can be cleaned up.

-Also a sprinkler head that is still under Taber control isn’t being used as needed to water. They have turned it off which is affecting our watered plants.  We are in the process of contacting Taber to get this resolved.

-Completed estimate to install trash can at the playground will be $1,354.00 approximately.  . 

-Looking to get a quote to redo the rubber mulch at the playground. Rebekka asked Heather for contact info regarding rubber mulch for the playground area.  Heather said she would look for this and get it to her.

Social:

-Dive in Movie is planned for August 20th. Watching the movie “Luca”. Popcorn and drinks will be provided by the HOA. 

-Yard of the Month was done for this month and 13924 Drakes Way is address. 

Violations: Ashley had none to report.
