Stoneridge Farms Neighborhood Zoom HOA Meeting
September 20, 2021

Current Business:
President/Vice President:
-The next Board meeting falls on October 18, Fall Break week, so vote to reschedule the October meeting. The vote was unanimous and the meeting is switched to the evening of October 25th.
– Social, Landscaping and Pool officers are recommended to have their budgets ready by the next meeting on October 25th in order to get a preliminary budget out for the December meeting. Brian stated that he also needs them so that he has time to get budget completed for the new calendar year. There are open positions on the Board available so encourage residents to apply. Wes from the pest control company came to the cabana in the past week and sprayed for bugs.
-Reminder that the Halloween decoration competition is coming up soon.
Vice President: Nothing to report.
Treasurer:
-The balance of fees owed is just under $6,000.00 now.
– Income from rental and paid dues was just over $2,000 last month.
-We had outgoing expenses of almost $12,000 which included, as always, the pool with just over $5,000, landscape and mowing $2,600, and utilities costs of almost $3,500.
– This left a balance in checking of almost $93,000 and in savings of just over $60,000.
-Things we will need to plan for will be a major cabana expenditure, a stone wall repair on the North side of the HOA, a pool cover, a wooden fence repair/replacement along Memorial Road, and the playground. Be prepared for big projects coming.
– Jerry asked if we were going to transfer some of the balance to savings soon. Brian replied that once we are sure no big expenses are occurring soon, we will do so in December to save up for major expenses coming soon.
Secretary: Nothing to report.
Pool: Brandon reports that pool season is almost over. It is still scheduled to end on September 25th. At that time, it will be shut down for winter.
-All has been quiet for the past month with repairs and any expenditures. When the pool is shut down there will be general cleaning and maintenance done to winterize it and then cover it.
-Brian asked if Erica would check with Jason to see if he still does grass killing on the skirt. Apparently, he used to do it as a courtesy prior to this year.
-Brandon said he or Brian could get some Round Up to spray when they have some time. Brandon also recommended using some concrete sealant to keep the weeds out.
-Brandon also said he would be acquiring quotes for replacing the pool tarp and resurfacing the big pool as well.
Cabana:
–We need light covers for the ceiling lights as well as timer controls for the front and back lights. Thane asked if it would be ok if he replaced these himself, as he doesn’t mind. Rebekka said if it’s just covers we could do it. Thane felt we could just replace entire fixtures for a little more.
-He will acquire a quote for the outdoor GFCI outlets from Biggs Electric. Included in the quote would be one to replace all of the outlets outside.
-We will want to check the lights outside as well as they haven’t been working consistently. Thane said that he didn’t think timers were working.
-Thane also noted that the cabana reservations have tapered off quite a bit.
Landscape: Not in attendance.
Social:
-Misty reported that the Halloween Party is scheduled for the 23rd of October at 4 p.m. Instead of doing “Trunk or Treat” we’ll be doing a party, and have cornhole, games, a photo booth, giant Jenga and bowling. Hot dogs, snacks, drinks will be provided and the committee hopes all will have a good time. Rebekka asked about having a face painter. Misty sure if kids wasn’t sure if those wearing costumes would want to get face painted.
-Rebekka stated that there will be a Halloween decoration competition. There will be a poll posted beginning on October 17th on the HOA Facebook site. If there are enough nominations on the 22nd, then we will do a final vote on the 22nd through 24th. It will be announced at the next HOA meeting regarding prizes for the top three. Misty says that the prizes will be great.
Violations:
-Nothing to report. Rebekka requests that violations should be reported on the website at www.stoneridgefarmshoa.com or an email sent to: info@stoneridgefarmshoa.com
-Additionally, Thane added that he has gotten the Welcome Letter updated.
Resident Questions:
-Mary Eaton, a resident in attendance, wanted to know what is happening with the Habitat for Humanity project to the north of us. We have not been contacted by our attorney about it so therefore there has been no recent movement. David doesn’t believe it has gone to Planning Committee yet. We would get 10 days’ notice of this occurring so that we could be represented there.
-Concerns of Mary are that the SRF HOA Attorney, Mr. Groves, made it seem like he was speaking on behalf of everyone backing up to the pasture on the north side of the HOA. Rebekka asked Mary to send an email about what she has heard.
-SRF is trying to get a PUD (Planned Unit Development) to avoid them backing up immediately to our neighborhood and getting separation. SRF is also trying to “vacate the stump” on Limestone Lane in the NW corner of the HOA in order to disallow the new neighborhood driving through Limestone Lane and through our neighborhood to enter and exit.
-Mary said something about a 30 foot easement from the fence. Rebekka says nothing is a done deal. David said approval of any plan needs to come before the SRF HOA before any changes can come. The hope is that there will be greenbelt type spacing between the North Property line of SRF and the South property line of Habitat for Humanity. There should be a buffer based on the most recently developed plans.
-Based on the plans, the Habitat for Humanity development is looking at two entrances off of Morgan Road. There is a designated flood plain at 150th so there can’t be any exit or entrance there. Rebekka was asked if the Fire Department and Police were involved in the Planning Committee meetings. David stated no one else was involved but the Planning Commission members. Those departments have yet to be heard. The Planning Commission makes a recommendation to the City Council and they can do what they want.
-One resident asked if there is anything requiring that Habitant for Humanity must have an office in which they build a new project? Since its OKC per David, this shouldn’t be an issue.
-C. Green said OKC Police and Fire Departments don’t respond out here and Rebekka denied that as we are in Oklahoma City limits and they do respond. He also asked if the widening of Morgan Road will occur. Apparently Morgan Road will be repaved from NW EXP to 164th. There will be no public transportation, bus stops etc. out here.
-Gretchen and Ken asked if an attorney contacted everyone on 143rd. Rebekka and Brian contacted all of the houses right on Limestone regarding the “stump”. We don’t know if we have a need to vacate the “stump” at this time.
-Mary asked, “if as soon as we get more information will we share it?” Rebekka said we’ll discuss the information as a Board and then present the information so we have a plan going forward. If information is super important/urgent, then we’ll make attempts to get this out right away. David says if they were to file something then we would get word out. Nothing happening yet.
-Green asked if we could require a size of homes. Rebekka said we could require lot size, but not likely size/square footage.
-Todd asked if we have a time frame. We don’t have a time frame since the land hasn’t been rezoned.
-Amy Bohn asked about the entrance to SRF that looks a bit neglected. Rebekka acknowledged this and stated that she is aware. She explained that our current landscaper stopped coming out and doing the work necessary. We are working on bidding out a new company and/or we might have a day where all residents come out and work on flower beds and landscaping as well.
