March 2022 HOA Minutes

March 21, 2022

President/Vice President: 

Rebekka went through roll call and welcomed John Riggs to the board for the Landscaping position. Board members voted and approved this on 2/28/2022.  Rebekka mentioned various items currently being worked on such as the trash can for the playground for which we need to restart another quote; bids for landscape maintenance around 4 entrances and beds around cabana; and a quote for the irrigation system.  

-Cabana & violation positions are still available.

Vice President:  Nothing to report

Treasurer: 

Brian Bost gave his financial report.  There is over $6,500 owed in past due dues (2021 and prior) for 2022 currently with two now exceeding $1,000 and one in pre-forclosure. 

-Jerry asked about the major projects that are to be done in 2022 with checking and savings amounts building to healthy figures.  Brian replied that yes, we have some major projects such as the border fencing around the HOA, pool cover replacement, not to mention typical pool expenses for the coming Summer.

Brian’s summary included a balance in checking of just over $126,000 currently with savings at just over $100,000.  The total homeowner balance owed currently is over $36,000.  Income for February was just over $39,000 with outgoing expenses in February at just over $4,000. 

Secretary:  Nothing to report

Landscaping: 

-Grace irrigation sent quote for getting sprinkler system ready to run. $95 per controller (we have 5) + $95 per man hour for any repairs not including parts.

-Board voted and approved to have this started.

Cabana: 

We have received a quote on pool signs to get ordered. 

-There is a large stack of new resident packages to process. These are completed and delivered with the exception of a couple. 

Pool: 

-Brandon noted that John provided an estimate for pool chemicals for the coming season.  Cost for open and closing $1,350 for both pools.  Cost increases have taken place this year.  The biggest price issues are for chemicals such as chlorine and shock at 300 pounds per year.  Buckets are $400/each per bucket of chlorine for a total of around $3,000 and shock at $2,400.  The suggestion and recommendation is to get them to start and for the entire season versus buying throughout the season. Jerry asked about a place for storage of the chemicals.  Brandon believes there will be space in the pool house when the chairs come out for Spring/Summer.

-Also discussed is a recommendation to spend $550 to clean and spray down the pool in mid- year right after July 4th holiday.  This will help to avoid the algae bloom that tends to occur mid-year.  Decided was to drain and clean the pool after July 4th and it will be down for three days. 

-Estimates were emailed to the HOA email.  His estimates are based on pool being open until Sept 23 using 450# of chlorine tablets.

If we do the scheduled closure, would we only have to pay $300 for that week, and we would save $200 that week we are closing the pool.  Another plus is that the cleaning will be getting done after one of busiest days/weekends of the year which is good. 

The cost of $5,300 total for the year was proposed for the purchase of pool chemicals.  This was voted on by the Board and was a unanimous “Yes”.  Also approved in a vote was having the July 5-7 closing for pool draining and cleaning.

Social:

Blandy reports that the Easter egg hunt is coming up on Saturday, April 9th. They will be using 3,000 eggs. These will be getting stuffed in the next two weeks.  There will be donuts that morning.

Violations:  No reply on mini-horse in the rental home.

Rick Thompson suggested aerating the pond and/or dredging the pond between the new and older sections of StoneRidge Farms.  Rebekka says the Board can look at it.
