Stoneridge Farms Neighborhood Zoom April HOA Meeting

April 18, 2022

Current Business:

President/Vice President:  President Rebekka Bunnell called the meeting to order and does roll call.  All Board Members present with exception of one.  Rebekka welcomed Linda Thompson to the Board as the new Cabana person replacing Thane Conriocht.  The Violations position still remains open.  Linda will be training on the Cabana with Rebekka, so please be patient while she learns the intricacies of that position.

Rebekka reports that we haven’t heard a word on the quote for fence.  She keeps leaving messages with no reply.  Regarding the sprinkler system, Larry finished checking the controllers. The quote for issues with the system total $1837.20 so far.  He can’t quote the system completely until he starts digging a couple of the areas out to see the damage.  Linda has stepped up.  Will be training her in.  Patience will be needed. 

Vice President:  Nothing to report

Treasurer:  Brian states that the balance is down from the previous month a bit.  The surge in payments will occur when residents realize that their pool key won’t work until they pay their HOA dues.  The two mowing payments and pool chemicals expenses were big hits to the budget/payments this month.  It was an unusually high month due to legal bills, pool and landscaping payments.

Brian reports our homeowner balance owed as of April 7th at $28,540.41.  There is one home in pre-foreclosure owing over $1,000.  Income for March, 2022 was $14,751.62.  Outgoing expenses for the month of March totaled $15,451.29 which included as stated above the extra expenses for pool chemicals (purchased for the year), additional mowing, and legal fees paid.

In checking as of March 31st, we had $125,640.52 and in savings $100,059.21.   

Secretary:  Nothing to report

Pool:  Saturday, May 14th is the scheduled pool opening.  The HOA bought chemicals in advance for the year and ironically, the prices went up right after.  We are waiting for the plumber to come out and address the leak in pool room.  The water has been turned off while awaiting repair.  Thane has gotten bid for the signs but didn’t order.  Rebekka said Thane sent the quote over and we will vote on the of them for approval.

Whether we use Jason or not for weed control, we need to spray the pool skirts for weeds.  The question was asked “What’s going on with climbing toy and bars loose in the breezeway at pool?”  Apparently, they have come loose and need repair before the pool opens.

Cabana:  Rebekka will call the sign company to get them ordered.  We will get them eight days from date of the order.  She asked for approval of the order.  All Board members were in favor. None opposed.  Rebekka also mentioned that a few rentals come through for May so hopefully we can get the leak fixed soon for pool season.

Landscape:  John reports that he is getting out bids for the upcoming season’s landscaping.  Rebekka will meet with John to show him what we need for beds, etc.  and will let him know when she is available.  He has a call into a couple of companies to get bids.  Rebekka asked John for a new trash can quote for the playground and provided some details.  John says he looked on Global and found it and will have someone quote pouring a concrete pad for it.

Social:  Misty asked if we’d heard anything regarding the mini-horse, but there has been no response at this point.  Rebekka asked Ashley to contact Stacy Burris at the management company to get the owner’s phone and contact him.  Ashley acknowledged that she would.  Misty stated that the Easter egg hunt went well. 

The next event will be the May 14th pool opening.  The HOA will furnish hot dogs, chips and refreshments.  We are keeping it small this year.  More information will be forthcoming in the Events section of the HOA Facebook page.
