April Meeting Minutes
April 20, 2010

Members present:
Vince Eitzen, Billy Lindenborn, Tim Rosetano & Mike Lewis

Members Absent:
Ashlie Turley, John Riggs, Brant Lemmar, Jeff Redding & Casey Nestor

Meeting called to order at 7:50 pm.
Vince has John Riggs and Casey Nestor’s proxy to make a quorum.

Review of Last Meeting’s Minutes:
A motion from Mike to approve March’s minutes was seconded by Billy, and then approved by unanimous consent.
Open Discussion:
Landscaping and maintenance – Reported on by Vince for John. He reportedthat JK landscaping has been notified to supply a bid to repair sprinkler system and do yearly maintenance program as well. Turf Appeal has planted six trees today, with one of them be set on Alexander owned property. Vince spoke with a representative and they will move this treeto another pre-determined location in front of rock wall fence.

Violations committee – Reported on by Vince for Brant. The certified letter that was to be sent to homeowners on 140th was not sent due to trashcan issue being resolved. There was discussion from Tim that he would like to see uncertified warning letters sent out to homeowners that have unmowed and untidy yards. Tim will start the process of identifying recipients and sending out warning letters.

Social committee – Vince reported for Casey and Jeff. The large garage sale sign has been placed at the intersection of NW Exp. and Morgan Road. Neighborhood garage sale is this weekend. Upcoming events are Movie Night on May 8 and Chili Cook-off to kick off pool opening. The purchase of a hotdog cooker/roller was approved via email, the amount was $300 and approved by majority consent.

Pool committee – Mike reported that he has been in contact with Thomas, the pool guy, and all is a go for acid washing and having the pool readyat designated start date. Thomas will also inspect crack on pool bottomat this time, Mike emailed Thomas to have them check on a cost for adding a black painted stripe on one side of pool for lap swimmers. Billy will pick up cashiers check from NSC for mesh fencing purchase. The HOA received an email request from a person living outside the neighborhood to pay homeowner’s due in order to have the ability to utilize the swimming pool this summer. It was decided this is not a votefor the board to consider as the bylaws clearly state that only a homeowner or a lot owner have access to common areas. Vince will reply to this request informing the person that this Board does not have the ability to consider the request as the bylaws would have to be changed to allow this.

Treasurer – Billy presented the monthly manager’s report. Budget looks to be in good shape with approximately $9,000 still due in unpaid homeowners dues.

Mike motioned to adjourn at 8:55 pm, with Tim seconding, and it was approved by unanimous consent.
