Stoneridge Farms Neighborhood Zoom HOA Meeting
December 20, 2021

President:
–The Christmas light decoration competition went well.
-1st place 13916 Drakes Way
-2nd Place 13924 Drakes Way
-3Rd Place 14308 Drakes Way
The signs will be picked up shortly after Christmas.
-We want to thank all of the businesses that donate to the prizes for the Christmas decoration competition.
– Patel Hotels, TS Electric, AJR Craftwork, Cliché Crochet, Made By Influence, & Cossey’s Meat.
-The HOA Annual Meeting is currently scheduled for January 17th. Rebekka is thinking of moving meeting to January 24th to allow Brian to get all of the treasurer numbers in for 2021 for his report.
-Stacy Burris, our HOA Management Company quoted to do mailers which includes notification of the Annual Meeting at $817.00. This includes additional postage, printing, envelopes, and stuffing for 467 homes. Postage is likely the major reason for the high cost.
–There are three positions available on the Board. They are Violations, Cabana, and Landscaping. If you know of anyone interested, please have them send an email to info@stoneridgefarmshoa.com.
-There are several renewals coming that we would have voted on as a Board this evening, but will such low attendance we will have to do a vote on the Group Me app.
Questions being voted on are below and the votes have been recorded:
-Renew cabana cleaning contract with Vince Eitzen – Vote recorded as YES (7-0 with 1 no vote)
-$400 one-time pool start up
-$200 weekly (pool season only) for cleaning bathrooms, straightening up pool area, & trash.
-$30 weekly for cabana cleaning during pool season.
-$300 One time pool closing
-$55 Off season weekly cleaning of cabana, bathrooms, and trash.
-Create Amazon business account for the HOA for better tracking of purchases.- Vote recorded as YES (6-1 with 1 no vote)
-Make Amazon business account Prime for $69/Yr. – Vote recorded as Yes (5-2, with 1 no vote)
-Date for Annual HOA meeting Jan 24th– Vote recorded as Yes (6-1, 1 no vote)
-Pay $817 for HOA Services to send notification letter for annual HOA meeting to all residents- Vote recorded as Yes (6-0, 2 no vote)
–HOA Contract Services renewal with Stacy Burris 6% increase. $7900 annual cost.- Vote recorded as Yes (7-0, 1 no vote)
-Should we renew mowing contract with Turfmaster for $26,400.00 year. If we get land North of 143rd $2,500.00/month.- Vote recorded as Yes (7-0, 1 no vote)
-Should we move $40,000 from our checking to our emergency savings account. Vote recorded as Yes (6-1, 1 no vote)
Regarding the Habitat for Humanity situation, a major plus is that a recommendation to City Planning Commission by the attorneys for both sides resulted in our achieved objective of a pedestrian connection only. The proposed Planned Unit Development must be reviewed by the City Council.
Vice President: Not in attendance.
Treasurer:
–Brian reported numbers for the year to date.
Income for November, 2021 was $669.51.
Outgoing expenses were $3,676.09 which includes costs for pool/cabana, utilities, and HOA management fees.
Checking $71,196.53 and savings $60,040.29.
Total income through November $111,166.86.
Total expenses through November $93,978.35.
-Brian recommends $40,000 to move to savings soon for reserves for major projects such as cabana, wall around the HOA, pool pump room, and playground.
-There are two homeowners over $1,000 in arrears on dues.
-The homeowner balance owing currently is $162,978.56 with the new year (2022 dues) calculated in.
-Resident Heather Finley asked about the back fence and have we ever considered having it braced to get us by. Rebekka said the fence company hasn’t got back with us when we asked. Supposedly they don’t sell those materials anymore.
Secretary: Nothing to report
Pool:
–Brandon requested update for signs for the pool. He will try and get update before Thane departs.
Cabana: Not in attendance.
-Morrison Pest Control came out today.
Landscape:
–The information regarding the permanent trash can that the Board approved is still with Erika, former Landscape person. Rebekka will try to get the information on this to see when it will be in.
-The cabana sprinklers had gone off a day or two ago. Rebekka thought it had been winterized by now. Since it had not been done, it is supposed to be done today, Monday, the 20th.
Social: Not in attendance.
