Stoneridge Farms Neighborhood Zoom HOA Meeting

November 15, 2021

Current Business:

President:   

Small Business Saturday was on Saturday, November 13th.  A few vendors didn’t show but other than that we had a decent turnout about 17 vendors.  We plan to have it again during the Spring Garage Sale in hopes that it might attract more people from the area. 

-Oak City Pizza will come back from 5-7 p.m. on the 15th of December. 

-First round of voting for the Christmas decorations will be held on December 4th for the first round, December 16th for round two of voting if needed.  December 18th or 19th the winner will be announced.  Whomever does signs will do the prizes as well so they can deliver them at the same time.  There will be three winners.  Gift cards have been given in the past but Rebekka suggested we open donations up to businesses to provide some gifts to each of three winners.  It gives that business an opportunity to host the decorating contest.

-Should we attempt to have the HOA Annual Meeting attempt on December 20th or have a special meeting at the beginning of January?  Regular meeting date?  Brian’s vote is for January so we can report all money spent in the calendar year 2021.  He recommends sometime after January 5th or 6th so Stacy will have this info to us.  The recommendation and decision is to have the normal HOA meeting and annual meeting on January 17th at 6:30 p.m.  Approved.

-Derek Jones posted an updated business directory on the Private StoneRidge Farms HOA Facebook site.

-David the Vice President read from the covenants for the HOA that the annual meeting notice needs to be sent out within 10 to 30 days of the meeting.  We will ask Stacy to send out the notice with an agenda for the annual meeting with HOA dues bills at end of December.

Vice President:  Nothing to report

Treasurer:

Brian provided his report on expenses and income for October and early November.

-Current balance is just under $6,000.00 owing by homeowners.  Next month one balance will go over $1,000 owed. 

-Income for October was $573.73.

-Outgoing expenses totaled $10,646.10 with the pool totaling almost $1,900.00 of that, mowing and landscape $4,400.00 (October’s payment combined with November); utilities almost $2,900.00; Social and HOA Management fees at just over $600.00 each, and legal fees to David Bach, our attorney regarding the Habitat for Humanity issue, were $275.00. 

-Total in checking is $78,765.95 and in savings $60,040.29. 

Secretary:   Nothing to report.

Pool:

Brandon got an estimate back from Remington Pool for replacement of the pool covers.  For the big pool, little pool, shipping, and installation the cost will be $12,312.82.  Brandon reiterated that the pool covers are getting worn badly and will need replacing soon.

Cabana:

Thane was not in attendance but reports that the exterior lights on the cabana were replaced and it is much brighter. 

-During weekend it was reported that there are no trashcans in the female rest room.  Rebekka recommends the purchase of small trash cans for the women’s rest room.  All Board members approved this motion, and none were opposed.

Landscape: 

Per previous discussion from the Board meeting on November 1st, a vote was to be held on purchasing a large trash can for the playground.  This will include the framework to hold it in place, installation, shipping, and taxes.  A vote was held and all Board members approved the measure and none were opposed to get the trash can for playground ordered.

Social:  Nothing to report.

Violations:  Nothing to report.  Violations were sent out for trash cans not put away in a proper location and for parking a trailer in the street.
