Secretary: Not present.
- From Dan:
- New construction has started north of our neighborhood. Jerry (Secretary) has contacted the City Planning Committee to ensure that the 30’ green space between the neighborhoods that was agreed upon, is still happening.
- Jerry is contacting the city to make sure that the fire hydrant is properly metered,
- Storm Drain update: We contacted the city and they said the drain was built to engineering specifications so they will not be grading it. The board will work together to get the graffiti covered/removed. It is parents responsibility to have the discussion with children about being in/play around the area.
- Mini Bikes/Dirt Bikes/ Motorcycles: These should not be driven in resident’s yards. Please avoid driving them in the green spaces as they can tear up the land.
Pool: Vacant Position.
- Engineer is looking at what we need to do to upgrade system. We are looking at a dual pump system to help keep the pool clean and lessen the burden on the single pump we have currently. Since the pool opened, we have increased the amount of homes which increases the amount of pool goers. Out system is out of date and too small to handle the load. We should not have to break up the concrete to install the new pump but we will have to redo some of the piping in the pool room.
Cabana:
- We had two rentals, one pool key replacement, and zero new residents.
- To rent the cabana, you can find the calendar on our website to book it. You can book up to four hours (each one has to be booked separately). Its $20 for the booking and a $50 refundable deposit.
Landscape:
- We are working to get the front entrance, that was damaged by a utility company, fixed. This will occur after the weather clears up.
- Our new mowing/landscaping company will also be working to get all of the flowerbeds cleaned up.
- The hex climber toy at the playground is under warranty and we are working on getting it fixed as well.
- We will be hosting a spring clean-up event in March. We will tackle picking up trash, cleaning up green spaces and planting flowers in the flower beds. How much we can get done will depend on how many people show up so be on the look out for the date when it is announced.
- Please remind kids to not be destructive of the equipment at the playground. It is expensive to fix.
- We have gotten a trash can for the playground area. It has been moved and is ready for use.
- Be aware: There is poison ivy in the wooded green space areas. Please have a conversation with your kids about what the looks like so they know how to identify and avoid it. We cannot treat these areas.
- There was an incident at the playground that caused damage to the border around the swing area. We are working to get that fixed through the individuals insurance.
Social:
- Blandy stated that we will have two events coming up.
- The spring clean-up event in March. We will have food trucks at the cabana parking lot.
- The Annual Easter Egg Hunt.
- Date is April 1st. Time is still to be determined.
- Several egg hunts that will be separated by age groups.
- Donuts will be available.
- Visit from the Easter Bunny.
Violations:
- Ashley reports there have been no violation letters sent as we have not received any complaints. Please remember, if you see a complaint, send a complaint request through our website or send us an email at info@stoneridgefarmshoa.com.
- Please be responsible pet owners. If you are walking your dog, PICK UP AFTER THEM.
Board Votes:
- Release Brian Bost from Treasurer position and confirm Margie Fraser. All in favor.
- In concurrence and requirements by our bylaws, switch to quarterly HOA meetings. All in Favor.
Resident Questions/Concerns:
- Lindsay R. – Are we able to see a copy of the utility bills for December?
- Yes, we will have to get with HO Services to get a copy of them but we can have them emailed to you.
- Simonne Johnson- There is a line of tree that are behind resident homes and the white fence on Morgan road. There are a lot of broken trees and branches. Is the cleanup of this area an HOA responsibility or resident?
- This is the HOA responsibility. We will work on getting it cleaned up.
- Courtney Maness- Could we maybe a few times a year, rent a large dumpster to be at the cabana parking lot for big trash? Since it takes a while to be picked up, the wind blows it around and it gets everywhere.
- This is definitely something we will look into. Maybe just do it once a year in spring.
- Simonne Johnson- Do we know when the construction of new homes will start and who is building?
- We don’t know when construction will begin on homes but we do know that one of the builder is Habitat for Humanity.
- Jake Maness- There are a lot of sections of the stone fence that leaning. Is the repair the responsibility of the HOA or resident? Also, how is the decision made on what landscaper we will use and what work is done?
- The wall is the responsibility of the HOA. We just replaced a 104’ section that cost $15,000 roughly. We will do another section of the same size and scope soon and continue until it is all replaced.
- Kyla Hopper- Will the spring clean-up include green belt areas? Behind Kamber, a lot of trash has been dumped.
- Yes, the clean-up will include the green spaces as long as we have enough residents show up to help.
- James- Question about the cabana and pool. Is there a possibility that you can open up the wifi for resident usage while they are at the pool? Also, do we still have the Amazon prime account, if so how is there oversight on that?
- We will look into. Our hardware needs to be updated to handle the cameras, wifi, etc.
- We do still use Amazon. All purchases are made using an HOA debit card and we still provide receipts to our HOA services for reconciliation.
- William Rosen- We have cameras at the cabana and pool? If in the future there is another incident (daughters bike and scooter wore stolen at the playground) can the board be contacted so footage can be pulled?
- Absolutely. Please reach out ASAP if something like this happens so we can pull the footage. We are looking at adding cameras and upgrading our system as well.
- Rachel Keller- Will someone post the link to make HOA due payments?
- A resident sent her the information and said she would post it.
- Kyla Hopper- How will flowerbed maintenance be different this year? Morgan entrances look better than memorial entrances.
- Last year, we had hired a landscaping company but they stopped showing up and fixing issues that we had with them. Our old mowing company just mowed whereas this new company will do mowing and landscaping. The scope of work is larger. Flower beds will be cleanup and maintained and the board is looking at installing flowers.
President reminders:
- Winter weather is here! Be sure to check generators and be mindful of generator safety if you have to use them.
- Most homes have a fireplace that will still work if we lose electric. If the pilot light is still lit, you should be able to just flip the switch. You may have a battery pack starter as well.
- Garage Sale for spring will happen April 28th-30th. Residents are responsible for getting their own garage sale permits through Oklahoma city.
- Facebook:
- The HOA does have a Facebook page that we manage. Our page has rules. We welcome residents to join and partake in conversations but this needs to happen respectfully. If it isn’t being done respectfully, you could get muted or removed from the page. Just be mindful that we all have to live here.
- Next meeting is April 17th. This will stay on zoom as our cabana is not large enough to have an in person meeting.
- Courtney Maness asked if we could use the Elementary school for future meetings.
- Possibly. This could have a fee associated and all meetings at the school would have to be approved by the school board. It is something we can look into.
- Courtney Maness asked if we could use the Elementary school for future meetings.
If any resident has any questions or concerns, please let us know!
End of Meeting: 7:34 pm.
